Responsibilities include assisting with the day-to-day operations of 94 suites with the goal of having clean, full, and well-maintained buildings with happy residents.
REPORTS TO: BUILDING MANAGER
OVERVIEW:
A maintenance worker is very service oriented and strives to make prospective and current residents feel welcome and comfortable in their community. Applicants must be willing to live on site.
DUTIES AND RESPONSIBILITES:
- Respect and respond to direction given by supervisor and avoid unnecessary conflict.
- Understand and comply with all Kelson Group policies and procedures.
- Engage in any educational or training programs offered by the company.
- Must possess a valid driver’s license, a vehicle and be bondable.
ADMINISTRATIVE/LEASING:
- Maintains a professional and friendly atmosphere in the building office and other areas where prospective residents and current residents meet.
- Physically inspects community when on grounds, picks up litter and reports any service needs to the building manager.
- Perform any additional duties assigned by the Building Manager.
MAINTENANCE:
- Snow removal of sidewalks on a timely basis including some weekends.
- Lawn maintenance.
- General repairs of plumbing, heating, electrical, painting and carpentry.
- Assist with renovations of apartments between residents.
- Flexibility to be on call and respond to emergencies and work irregular hours if necessary and at short notice.
- Performing repairs and maintenance related tasks, operating various hand and power tools, cleaning and preparing work sites.
QUALIFICATIONS:
Employee will be required to work a flexible work week including some evenings & weekends.
MINIMUM EDUCATION / SKILLS REQUIRED:
• Ability and knowledge to safely operate various hand and power tools.
• Knowledge of workplace safety and safe lifting and handling procedures.
• Be accountable and dependable with good time management and problem-solving skills.
• Able to work independently with minimal supervision.
• Possess good written and verbal communication skills.
• Possess basic computer skills, including Microsoft Windows and web-based software.
• Sufficiently fit to handle all physical aspects of the job, including lifting and hauling up to 80 lbs.
